Legal Secondary Suites are considered a separate dwelling space and therefore must meet a number of building and electrical code requirements.

Requirements specific to the electrical wiring in a secondary suite can include:

  • Specific smoke and CO alarm requirements
  • Dedicated wiring for specific to suite appliances
  • Arc fault protection
  • Dedicated panel or sub panel

You may need to upgrade your property’s electrical service to meet the demand of the secondary suite.

To be classified as a legal suite, your basement must meet the standards set out by your municipality, the Alberta Building Code, and the Canadian Electrical Code. This includes minimum ceiling heights, separate heating and ventilation, and—importantly—safe and compliant electrical systems.

Remember, electrical permits and inspections are mandatory when having the wiring completed for your secondary suite development.  In addition, the permit must be obtained and the work completed by a professional electrical contractor.  A DIY homeowner is not allowed to complete the wiring in a rental property.
